House Rules
NO CHARCOAL GRILLS: No charcoal grills are allowed at any property per order of the Town of Hilton Head and the Hilton Head Fire Department
ADULT SUPERVISION IS REQUIRED FOR UNMARRIED GUESTS LESS THAN 25 YEARS OF AGE. If it is determined through verification of proper identification that a responsible party of at least 25 years of age is not in residence, the entire group will be escorted from the property with the assistance of local authorities if needed. Re-entry to the property will not be allowed and there will be no monetary refund.
RENTAL PARTY/MAXIMUM OCCUPANCY: The rental party shall consist of Guest (at least 25 years of age) and other guests occupying the property during the rental period. The maximum number in the rental party is limited to 8 persons. Guest must be present for the duration of stay (e.g., Guest may not rent the property for other persons, including their children under 25). No subletting. Failure to abide by the maximum occupancy or age requirements will result in immediate eviction and loss of rental sum paid and security deposit.

WIFI: Wi-Fi is provided. Changing the password on the Wi-Fi will incur a $250 charge to the credit card on file.

USE OF COMMON ELEMENTS: All common elements, including but not limited to the parking garage, hallways, stairs, stairwells, and landscaped areas shall be used only for the purposes intended. No articles of personal property belonging to occupants shall be left in any of these areas. ABSOLUTELY NO USE OF SKATEBOARDS OR ROLLER BLADES ARE PERMITTED ON THE PROPERTY.
BALCONIES: No towels, clothing, etc. to be hung on rails. No open flame devices such as tiki torches or grills are permitted.
ANNOYANCES: No occupant may make or permit any disturbances in the unit or common areas, such as the playing of musical instruments, radio, television, cell phones, etc. as to interfere with the rights and comfort of any other occupants. “Quiet hours” – 11:00 p.m. until 7:00 a.m.
PETS: THE PROPERTY OWNER WILL NOT BE RESPONSIBLE FOR ANY PROBLEMS, DAMAGE, OR INJURY CAUSED BY ANY PET. PETS ARE NOT PERMITTED ON THE PROPERTY. A $500 fine WILL apply if any pet is found in the property. In addition, the Property Owner reserves the right to immediately cancel the reservation without refund for any property where an unauthorized pet is found.
GARBAGE: All garbage must be bagged and dropped down the trash chute on your floor. DO NOT LEAVE GARBAGE IN THE CHUTE ROOM! Bags too large to go down the chute should be taken to the parking level and placed in the dumpster in the trash room to the left as you exit the elevator/stairs.
CODE: Do not give out the code to the building. You should arrange to meet deliveries at the gate to let them into the garage, if necessary.
SAND: A shower and foot shower have been installed at the walk-in entry gate to the parking level. Please remove sand from feet, chairs, bicycles, and other beach equipment before entering the building.
POOL: Rules governing the pool and hours are posted at the pool (10:00 p.m. is the closing hour). It is important to note that the pool is for the use of Owners, Guests, and Tenants ONLY and that each person swims at his/her own risk. CHILDREN UNDER 16 MUST BE ACCOMPANIED BY AN ADULT (AT LEAST 21 YRS. OF AGE OR PARENT).
HOT TUB: The hot tub is NOT for children. The temperature of the water is not recommended for children because of health risks. THERE SHOULD BE NO SPLASHING IN THE HOT TUB AS THE WATER GOES DOWN OVER THE FRONT STEPS TO THE BUILDING.
LUGGAGE CARTS: Luggage and grocery carts should be returned to the parking level as soon as you have finished loading/unloading in order to be available for all to use.
CANCELLATION CLAUSE: The Property Owner may, at its option, cancel or suspend, in whole or in part, this Rental Agreement for anyone, with or without cause, at its discretion. Including, but not limited to, the following situations a) the failure, refusal, or inability of the guest to pay in accordance with this Rental Agreement for any reason; b) guest breaches any of the terms herein the Rental Agreement; c) It is learned that the Property was reserved at an incorrect amount within 10 days of the signed rental agreement; d) Property becomes unavailable for guest use through the sale of the premises or other circumstances beyond the reasonable control of the rental agent.
MAINTENANCE: The Property Owner makes every attempt to make sure the home or villa you have rented is in good working order when you arrive. If you do encounter a maintenance problem in the home or villa, it will be handled in a timely and professional manner. The Property Owner is not responsible for amenities, such as scheduled or unscheduled pool and spa closures, etc. Rental rates will not be adjusted due to any malfunction of equipment. The Property Owner or its Agents may re-enter the rental property at a reasonable time for the purpose of making repairs or for routine maintenance. Even though all properties are maintained on a regular basis, at times maintenance repairs may be required. The Property Owner reserves the right to perform maintenance or have an outside vendor perform maintenance at any time during the stay. Rental fees will not be refunded or reduced due to maintenance at the property rented or at neighboring properties due to construction.
CHECK IN/CHECK OUT: Check-in time is 4:00 PM, or after but no rental rate adjustments can be made due to the property not being ready by then.
The 4PM check-in time is not guaranteed. Check out time is 10:00 AM. Any late check outs not approved are subject to an additional charge at the regular nightly rate. The home is cleaned and inspected upon your arrival/departure. We are not responsible for items left behind.
Please honor the check-out time so our villa can be prepared for our next guests. Before you leave, please tidy up the villa by doing the following:
• Pack up or throw out all food and beverages from refrigerator/freezer/cabinets. Anything unopened may be left for cleaners/next guest.
• Load and start the dishwasher.
• Leave used towels in the bathrooms.
• Check all closets and drawers and around all electrical outlets for any personal items.
• Turn off all lights.
• Close all windows and the sliding balcony door.
• Take out all trash to the trash shut (located on the same floor).
• Please report any accidental damage to owner before leaving.
LIABILITY: As a guest of the owner, I understand that while using a private or community pool (or spa), you and any guests are swimming at your own risk. In consideration and on behalf of your guests, the Property Owner is released from any liability or claims arising from injury while using the pool. Hilton Head Island is home to many wildlife animals including Alligators. The Property Owner is not responsible for any injury caused by guest’s negligence that may cause injury by any wildlife animal including Alligators. All guests will hold harmless the Property Owner for any injury, illness or loss during their stay. Any person in the property is the sole responsibility of the guest. By accepting this agreement, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.
THE PROPERTY OWNER WILL NOT UNDER ANY CIRCUMSTANCES BE RESPONSIBLE FOR ANY INDIRECT OR CONSEQUENTIAL DAMAGES SUCH AS LOST TRAVEL EXPENSES. THE PROPERTY OWNER DISCLAIMS ALL LIABILITY FOR ANY DAMAGE TO OR THEFT OF ANY PERSONAL PROPERTY THAT GUEST BRINGS TO THE PREMISES. TO THE FULLEST EXTENT PERMITTED UNDER LAW, THE PROPERTY OWNER WILL NOT BE LIABLE FOR ANY PERSONAL INJURY OR DEATH OCCURRING IN OR ABOUT THE PREMISES.
Payment Policy
An approved credit card number must be on file in the name of the renter to hold as a security deposit in the case of damage to the property. Guest agrees that they will be responsible for the cost to remedy any such damages. Guest will be notified of any incurred charges.
Cancellation Policy

NON-REFUNDABLE CANCELLATION POLICY: The non-refundable cancellation policy exclusively pertains to reservations booked within 30 days of the intended arrival date. Should a cancellation or no-show occur for reservations falling within this 30-day window, the guest will not be eligible for any reimbursement and will forfeit all monies paid.
CANCELLATION POLICY: This cancellation policy is applicable to reservations with an arrival date that is 49 hours or more from the time of booking. Cancellations made within 48 hours from the time booked are eligible for cancellation without penalty. After 48 hours the following cancellation policies are in effect: Cancellations made more than 60 days prior to the scheduled arrival date are eligible for a full refund of rent/deposits made. All administrative fees are non-refundable. Cancellation within 30 days of the scheduled arrival date will result in a full forfeiture of all fees and rent with this exception: if the inventory is successfully re-rented, guest will be eligible for a full refund of rent minus any discounting from the advertised rack rate necessary to re-rent. In no circumstance will the rent refund be greater than the original amount paid. All administrative fees are non-refundable. Property changes or changing the length of stay will not result in any refund of rent. This includes but is not limited to early departures.
EXTREME WEATHER: No refunds will be issued for adverse weather including hurricane and hurricane evacuation. If a mandatory evacuation is ordered, coverage may be available to travel insurance policy holders. This coverage is afforded per the policy in effect and its conditions.
INSURANCE: We encourage Guest to purchase traveler insurance through a private company. It is Guest’s responsibility to obtain and know their own coverage options.
